In 2024, the National Association of Realtors reported that listings with aerial photography sold 68% faster than those without. Two years later, drone content has gone from a premium differentiator to a baseline expectation in most competitive markets. Georgia is no exception.

There’s a difference between drone footage that moves listings and drone footage that’s just a checkbox. These are the things that actually matter.

FAA Part 107: The Non-Negotiable

Before anything else: make sure your drone photographer holds an FAA Part 107 Remote Pilot Certificate. This is the required federal certification for any commercial drone operation in the United States. Flying commercially without it is illegal, and any footage captured by an uncertified operator creates liability for you and your brokerage.

All NearDrone operators are Part 107 certified. We handle airspace authorization for controlled airspace, LAANC approvals, and any required waivers for your specific shoot location.

What Georgia Aerial Photography Should Include

The flyover is just the beginning. A complete real estate drone package for a Georgia listing covers:

Neighborhood context shot. A wide establishing aerial that shows the property in context: proximity to schools, main roads, neighborhood character, and natural features like lakes or green space. Buyers want to understand where they’re living, not just what the house looks like.

Golden hour exterior. The best time to shoot residential property in North Georgia is 45–60 minutes before sunset. The light is warmer, softer, and far more flattering than midday sun. We build our shoot schedules around this.

Roof and lot condition documentation. Aerial photography catches things ground-level photos miss: roof wear, drainage issues, lot features, and setbacks. Some of our clients use drone stills as part of their pre-listing documentation process.

MLS-ready still photography. Every aerial video package should come with high-resolution stills formatted for MLS upload. We deliver both JPEG and TIFF formats with proper exposure and color grading.

Canton and Tifton: Two Different Markets

We operate from two Georgia studios that serve distinctly different markets.

Canton (North Georgia / Cherokee County) is a fast-growing suburban and semi-rural market north of Atlanta. Properties here often sit on larger lots with mountain or ridge views, exactly the kind of setting that rewards aerial photography. New developments, horse properties, and wooded residential lots all benefit from aerial context.

Tifton (South Georgia) is a different story. Agricultural land, rural residential, and commercial properties dominate here. Drone photography helps buyers understand acreage, field access, and infrastructure in ways no ground-level photo can. We’ve shot everything from row crop operations to commercial development sites in this market.

Turnaround and Delivery

We know listing timelines are tight. Our standard delivery for real estate shoots is 24–48 hours for edited stills and 3–5 business days for video. Rush delivery is available when your listing timeline demands it. Just let us know at booking.
